CONTI Strategic Value Fund III was designed to provide investors with income generation, diversification, and wealth preservation. The Fund assets were acquired in 2020, largely during the COVID-19 pandemic, and as result are anchored by conservative rent growth projections, historically low interest rates, and approximately 60% leverage. The Fund is currently outperforming the business plan and has increased distributions by 200 basis points.

CONTI Strategic Value Fund III acquired 3 high-quality assets totaling 948 units in the Dallas-Fort Worth and Austin metros that have been performing above performa. Each property had a tailored strategy based on the submarket, competitive set, and target demographic. Rent growth at the assets has been generated through exterior renovations, interior upgrades, and operational efficiencies.

Assets were acquired at historically low interest rates, providing investors with capital preservation, consistent yield, and long-term wealth creation. The investment period closed in 2020, and all properties are still held, delivering above proforma yield to investors.
